Based on current 2026 neighborhood information, overall desirability, amenities, lot sizes, housing character, location, and buyer appeal, these are the five I would highlight first.
- Timarron — golf, amenities and established community lifestyle.
- Carillon — newer luxury and master-planned living.
- Clariden Ranch — larger lots, privacy and estate-style living.
- Shady Oaks — ultra-luxury custom estates and exclusivity.
- Southlake Woods — established luxury, mature trees and larger lots.
1. Timarron
Best For: The Buyer Who Wants the Complete Southlake Lifestyle
If someone told me:
"Paul, I want a beautiful home, established neighborhood, amenities, golf, trails and a real sense of community."
Timarron would probably be my first stop.



Timarron is one of Southlake's signature communities. Developed primarily beginning in the 1990s, it encompasses more than 600 acres and numerous individual sections. Mature landscaping and established homes give it a completely different feeling from newer developments.
The community is closely associated with Timarron Country Club and its 18-hole golf course, while neighborhood amenities include pools, trails and racquet facilities. Country-club membership and HOA amenities should be evaluated separately rather than assuming everything is included with homeownership.
Designed for buyers who prioritize: amenities, golf, mature landscaping, community activities and an established luxury environment.

2. Carillon
Best For: The Buyer Who Wants Newer Luxury + Amenities
Carillon is almost the opposite of Timarron.
If someone tells me:
"I want Southlake, but I prefer newer architecture, modern floor plans and a master-planned environment."
Now we're looking at Carillon.
Carillon Southlake is a roughly 285-acre master-planned community developed beginning in the 2010s. It's organized around lakes, parks, trails and green spaces rather than a golf course.



That gives Carillon a more contemporary master-planned feel.
It's especially appealing to someone relocating to DFW who wants the luxury of Southlake but doesn't necessarily want to renovate a home built 20–30 years ago.
Designed for buyers who prioritize: newer homes, modern layouts, neighborhood amenities, lakes, trails and a cohesive master-planned environment.

3. Clariden Ranch
Best For: The Buyer Who Wants More Land & Privacy
This is where the Southlake conversation changes.
Someone may tell me:
"I don't really care about a community pool or living on a golf course. I want SPACE."
Now I'm thinking Clariden Ranch.



Clariden Ranch and the surrounding north-Southlake estate areas are known for larger custom homes, bigger lots and a more private residential atmosphere. Current neighborhood guides commonly identify this part of Southlake as one of the better options for buyers prioritizing acreage or estate-style living.
Another advantage is proximity to outdoor recreation around Bob Jones Nature Center and Preserve and Bob Jones Park.
That can make this part of Southlake especially appealing to buyers who want luxury without feeling like their neighbor's house is right on top of them.
Designed for buyers who prioritize: larger lots, custom homes, privacy, outdoor living and a quieter estate environment.

One important buyer note: don't assume every Southlake address has identical school zoning. Attendance boundaries should always be verified for the specific property being considered.

This is where I would change my earlier Southlake Top 5 slightly.
If we're asking who these neighborhoods are designed for, I think Shady Oaks deserves to be included.
This isn't necessarily the buyer looking for the most amenities.
It's the buyer saying:
"I want an impressive custom estate. I want privacy, architectural quality and something that doesn't feel like every other house in the neighborhood."
Current Southlake luxury-market guides consistently identify Shady Oaks among the city's high-end custom-estate communities, particularly for buyers prioritizing larger properties and privacy.
Designed for buyers who prioritize: custom architecture, estate-scale homes, privacy, luxury finishes and exclusivity.

5. Southlake Woods
Best For: The Buyer Who Wants Established Luxury Without the Country Club
Southlake Woods is an interesting alternative to Timarron.
Someone might tell me:
"I want mature trees, a larger lot and an established Southlake neighborhood—but I don't need the golf-course lifestyle."
That's where Southlake Woods starts making a lot of sense.



It's known for spacious custom homes, mature landscaping and larger lots, giving buyers an established luxury environment without making golf or a resort-style amenity package the centerpiece.
There's another potential advantage:
You're buying into something that already feels established.
The trees are mature.
The neighborhood is built out.
You can see what surrounding homes look like.
For some buyers, that's preferable to buying into a community that is still evolving.

That's why I don't think there's really a single "best neighborhood in Southlake."
They're designed for different buyers.
What About Monticello Estates, Estes Park and Stone Lakes?
These absolutely belong in the conversation.
Monticello Estates is worth exploring for someone interested in established gated luxury.
Estes Park can appeal to buyers wanting custom homes with convenient access to central Southlake.
Stone Lakes offers another established Southlake option with custom homes and mature surroundings.
And for someone whose biggest priority is being closer to shopping, dining and community events, I'd also look closely at neighborhoods convenient to Southlake Town Square.
So the Top 5 can change depending on the buyer.
