Top 5 Neighborhoods in Colleyville, TX

Top 5 Neighborhoods in Colleyville, TX

Which Colleyville neighborhood best fits the way you want to live?

Based on current 2026 neighborhood information, overall desirability, amenities, lot sizes, housing character, location, and buyer appeal, these are the five I would highlight first.

  1. Montclair Parc — luxury buyers wanting prestige, privacy and gated estate living.
  2. Oak Alley Estates — buyers wanting newer custom construction, large lots and ultra-luxury.
  3. Whittier Heights — buyers wanting established luxury, trails and neighborhood character.
  4. Broughton — buyers wanting custom homes, mature landscaping and a traditional neighborhood feel.
  5. Timarron – Colleyville — buyers wanting amenities, community and a master-planned lifestyle.

Here's how I would explain each one to a buyer.

1. Montclair Parc

Best For: The Luxury Buyer Who Wants Privacy & Prestige

If someone told me:

"I want one of the premier luxury neighborhoods in Colleyville. I want a large custom home, privacy, an impressive neighborhood and a gated environment."

Montclair Parc would be one of the first places I'd want them to explore.

It's an established gated luxury community with large custom homes, substantial lots and a polished estate-home atmosphere. Current neighborhood guides describe lots roughly in the half-acre-to-one-acre range, with some residences exceeding 9,000 square feet.

Designed for buyers who prioritize: privacy, custom architecture, larger homes, established luxury and exclusivity.

My description:

"Classic Colleyville luxury."

2. Oak Alley Estates

Best For: The Newer Ultra-Luxury Custom Home Buyer

Oak Alley is the neighborhood I'd show someone who says:

"I love Colleyville, but I don't necessarily want an older luxury home. I want something newer, custom and impressive."

This is a very different product.

Oak Alley is a 34-home gated community spread across roughly 43 acres, with homesites ranging from approximately 0.5 to 1.5 acres. Current builder information lists homes starting around $4 million and a minimum home size of 4,300 square feet.

Mature oak trees and a park-like setting help keep it from feeling like a typical new-construction subdivision.

Designed for buyers who prioritize: new construction, custom design, larger lots, privacy, gated living and high-end finishes.

My description:

"New-school Colleyville luxury."

3. Whittier Heights

Best For: The Buyer Who Wants Established Luxury + Community

Whittier Heights makes sense for a different buyer.

This isn't necessarily someone saying:

"Give me the biggest mansion possible."

It's someone who wants a desirable Colleyville neighborhood with character, established surroundings and community features.

HOA information summarized in current neighborhood research describes 107 homes, open space, walking trails, ponds and a community barn.

That gives Whittier Heights more of a neighborhood-lifestyle component than some of Colleyville's private estate enclaves.

Designed for buyers who prioritize: established homes, mature surroundings, trails, open space, neighborhood atmosphere and a quieter suburban lifestyle.

My description:

"Established Colleyville with character."

4. Broughton

Best For: The Buyer Who Wants Traditional Upscale Colleyville

Broughton is one I'd show buyers who tell me:

"I don't necessarily need ultra-luxury or a gated community. I want a beautiful custom home, a good-sized lot and an established neighborhood."

That's where Broughton fits nicely.

The neighborhood is characterized by spacious custom homes, generous lots, mature landscaping and traditional upscale architecture. It's also positioned near Colleyville shopping, restaurants and recreational amenities.

This is more about living in a beautiful established neighborhood than buying into a resort or country-club environment.

Designed for buyers who prioritize: custom homes, traditional architecture, mature landscaping, usable outdoor space and an established neighborhood environment.

My description:

"The classic upscale Colleyville neighborhood."

5. Timarron – Colleyville

Best For: The Amenities & Lifestyle Buyer

Timarron is completely different from the first four.

If someone tells me:

"The neighborhood amenities are just as important to me as the house."

Now I'm interested in Timarron.

Timarron is a large master-planned community containing 17 individual neighborhoods and more than 1,500 homes, primarily in Southlake. Importantly, only two sections—Cascades and Chadwick Crossing—are actually within Colleyville.

Residents participate in the broader Timarron community and its amenity system, which makes this much more of a master-planned lifestyle than you'd typically find elsewhere in Colleyville.

Designed for buyers who prioritize: community amenities, walking trails, pools, recreational opportunities, neighborhood consistency and proximity to the country-club/golf lifestyle.

My description:

"The master-planned lifestyle option."

One More Neighborhood I'd Absolutely Mention: Ross Downs

I wouldn't want a buyer to think Colleyville starts at $1.5–$4 million.

That's where neighborhoods such as Ross Downs become important.

Ross Downs provides more of an established, traditional Colleyville environment with mature trees and potentially a more approachable entry point than communities like Montclair Parc or Oak Alley. Current neighborhood guides specifically position it toward buyers wanting established surroundings rather than ultra-luxury estate living.

So if someone told me:

"Paul, I want Colleyville, but I don't need a $2 million custom estate."

Ross Downs would be one of the areas I'd investigate.
